1. Environment of the building:
1.1 Location
The Marina Part investment project is being constructed in the XIIIth District of Budapest, on the bank of the River Danube, in the area bordered by the Meder Street - Rákos Creek - Cserhalom Street, in several stages. The first stage with 3 residential buildings is situated directly adjacent to the Danube, in the northern part of the site, between the Meder Street and the Turóc Street. The Stage II and Stage III with 5 residential buildings each can be found by the Danube, in the line of the Turóc Street. The houses of the Stage IV will be constructed adjacent to the houses of the Stage II, on the bank of the Danube. In the 30 m wide strip on the Danube bank, parks, resting gardens and promenades are being constructed.
1.2 Transport facilities, access
The site lies between the Váci Road and the Danube, in a silent part of good air quality but still close to the downtown of Budapest. The 2×3-lane Váci Road creates good connection with the downtown, and the Metro (subway) line 3 provides comfortable public transport facility.
2. Description of the building(s):
2.1 Provision with building
In Stage IV, we envisage four buildings, on a site sized 9,568 sq. m. Under the buildings, on the sub-ground floor, an underground garage will be constructed, and, on the ground-floor, commercial units (such as café, restaurant, shops, car wash etc.) serving the comfort of those living here will be accommodated. The dwelling storeys will run from the mezzanine floor up to the ninth floor - the apartments on the ninth floor being duplex apartments - and an ornamental garden is foreseen on the ground-floor.
2.2 Functions
- At the sub-ground car parking floor, there will be car parking lots, lumber-rooms, an electrical switch-room and a 10 kV transformer chamber will be established.
- At the entrance of the car parking facility, an access control system will be installed.
- Video cameras will be installed at the entrances.
- The elevators and the staircases will serve all floors.
- On the ground-floor, an exclusive door-keeper's lodge, several apartments, a business centre, several commercial and catering units and operating and mechanical ancillary rooms will be developed
2.3 Mechanical systems
- In the building, a central heating and hot water supply system will be established. All kinds of consumption (cold-hot water, heating, electricity) can be regulated individually and measured by means of individual meters. In the apartments, radiator-type heating will be provided (with a thermostat type temperature regulator for each radiator).
- The bathrooms, toilets will be ventilated by means of exhaust fans.
2.4 Architecture, structural designs:
- Foundation:
Under the whole area of the building, an underground garage will be established. The building will be constructed on a foundation slab of dimensioned thickness, which will be positioned on pile foundation.
- Load-bearing structures:
Vertical structure: The cellar wall will be a 30 cm thick reinforced concrete wall. The building will be of monolithic reinforced concrete pier skeleton structure, with varying pier sizes. The façade will be of sandwich structure, reinforced concrete and brick-wall, respectively, and thermal insulation layer with plastered surface; some surface parts of the façade will be made of stone. The encircling walls of the sub-ground garage floor and those of the staircase will be of reinforced concrete structure, which will have a bracing function.
Horizontal structure: The ceiling slabs will be monolithic reinforced concrete flat ceiling slabs. The advantage of this structural design is that the airborne sound insulation of the ceiling slab structure of big mass is very good. On an average, 22 cm thick concealed mushroom-headed reinforced concrete ceiling slabs will be made.
- Wall structures:
As a rule, the external space separation walls will be made of POROTHERM brick + thermal insulation of Dryvit system, being of thermal insulated reinforced concrete at some places. The apartment separation walls will be made of 30 cm thick soundproof bricks. At places where the apartment separation wall will be made of monolithic concrete, an intermediate wall will be made on both sides, of 5 cm thick Ytong material each. The walls adjacent to the corridor will as well be of acoustic brick structure, in a thickness of 24 cm. The partition walls will be made of 10 cm thick POROTHERM partition wall elements, plastered on both sides. All external wall structures will comply with the specifications of the applicable heat engineering standards.
- Floor-bases:
On the ceiling slab structures, a 4 cm thick tread-noise insulation layer and a 6 cm thick blinding layer of concrete will be made.
- Internal doors of community rooms:
The doors between the hall garage and the staircase will be fire-resistant steel doors, in painted execution, complying with the applicable prescriptions of the competent authorities. The other doors situated in the community space will as well be made of steel.
- Metal structures:
The handrails of the balconies and the staircase handrails will be individual metal structures, with painted or natural surface. At the envisaged places, they will be provided with polycarbonate or glass insert.
- Water supply:
The basic and upright conduits of the water supply network will be made of galvanised steel pipes concealed in wall or in boxes.
The boilers and hot water storage facilities positioned in the boiler room on the ground-floor will provide hot water supply to the apartments through a circulation type conduit-pipe network.
- Gas supply:
The gas supply system will be established for the purpose of heating and hot water production, as well as for providing supply to the shops.
- Lift:
In the condominium, 4 lift units of duplex design will be installed. The lift shafts, like the staircase, will be of monolithic reinforced concrete structure. The 4 duplex lift units will provide continuous safe and smooth access to the upper storeys. The duplex lift unit in the building "P" will be of panorama design.
3. Services provided by the building:
- 24-hour (round-the-clock) central door-keeper and reception service, security and technical supervision in the common areas. Public lighting can be switched here.
- In the vicinity of the entrance gates, a camera monitoring system will be developed with a stand-alone audio intercom network of BUS system
- If required, an alarm system may be established in the apartments against extra payment.
4. Technical specifications of the apartments
4.1 Apartment entrance doors:
- A door with multi-point safety lock and numbering, being of aesthetic outer appearance, complying with the fire protection prescriptions and with the expectations of the MABISZ /Association of Hungarian Insurers/.
4.2 Windows and balcony doors:
- Plastic or wooden structure windows and balcony doors with metal hardware, internal window-sill and external sill (to be chosen by the Seller later on).
- Aluminium structure windows and balcony doors will be made.
- Balcony handrails will be metal-glass structures of individual design.
4.3 Internal doors:
- Plain door-leaf with final surface finish, painted or provided with decor foil, with wooden door-case, copper or chrome coloured hardware and door-handle mounted subsequently.
4.4 Floor covers:
- Stripe parquet of natural wood in the living rooms.
- Ceramic floor tile cover in the bathroom, toilet and kitchen.
- Anti-frost granite grist tile on the balconies and in the outdoor areas.
- In the anteroom, depending on its design, stripe parquet or ceramic floor tile cover (to be specified by the Seller).
4.5 Wall covers:
- Wall glazed tile cover in the following rooms: In the bathrooms, shower-rooms and toilets: Covered up to full height of the tile positioned above the door opening. In the kitchens: covered between the upper and lower cupboard.
4.6 Surface finishes:
- After filling-in and grinding, 2 layers of white dispersion type coating will be made in the apartments.
4.7 Sanitary rooms:
- In the bathroom and in the toilet, white wash-hand basin and toilet bowl, steel plate shower and tub, with chromed one-lever mixing valves and shut-off valves will be installed. Depending on the size of the bathroom, either a wash counter or a washbasin (without siphon cover) will be mounted. For the washing machine, a connection will be developed. The toiletry fitting is not included in the contract.
4.8 Kitchen
- The kitchen furniture will consist of lower and upper elements. The front surface will be made with decor foil by edge sealing made of ABS plastic, its colour is optional. The drip-edge will be of same colour as the working plate (also optional). In the kitchen furniture, a single rustproof sink will be built in. The ceramic plate electric cooking plate, the oven, the vapour exhaust hood, the dishwashing machine and the refrigerator with deep freezer box will be standard accessories of the kitchen. No other electrically operated machine, equipment will be handed over.
- The transfer windows and counters will not be part of the kitchen.
4.9 Heating equipment and production of domestic hot water:
- There will be central heating provided with a calorimeter for each apartment, with white-coloured steel plate radiators, concealed mechanical pipelines. To regulate the temperature of the living rooms, a thermostat-type regulating valve will be fitted on each radiator.
- Daytime air-cooling for each apartment will be provided by means of one high-wall fan-coil unit. Cooling energy consumption will be accounted by measuring the heat volume per apartment.
4.10 Electrical design:
- The kilowatt-hour meters will be installed in groups, in the corridor, on each storey. The Seller will arrange the installing and connecting by the ELMŰ /Electricity Works/ of the meters with the mains against extra payment.
- The possibility of electric power intake of 11.04 kW/apartment will be included in the price of the apartment. There will be possibility to make use of electric power in excess of 11.04 kW, i.e. of an electric power of above 3*16 Amps, for which the Buyer will pay to the Seller the rate adopted by the ELMU. The extra power demand will have to be reported to our buyer co-ordination office at the same time when the Buyer's alterations are indicated to us.
- Electrical installation: copper wire installed in protective tubing, with white fittings.
- Socket outlets:

- In each room, there will be a socket and a bulb for the purpose of temporary lighting.
- The illuminators will not be accessories to the apartment.
4.11 Low-current systems:
- Protective tubing will be prepared for the alarm system network. The tubing will enable the placement of an opening and movement detector, a smoke detector and a keypad at the entrance door.
- Cable TV network (excl. admission and subscription) with one socket outlet in each living room.
- Protective tubing for the telephone wires, with a socket outlet in each living room of each apartment, excl. telephone subscription and phone set.
- The Seller informs the Buyer that the indicated telephone network and all system elements being in connection with it and installed shall constitute the property of the economic partnership named Comunique Telecommunication Company of Limited Liability (Reg. No. 01-09-705424, KSH /Central Statistical Office/ code: 12828786-6420-113-01, taxation No. 12828786-2-43-1,) (hereinafter: Service Provider), consequently it does not form subject of this contract and it is not part of the purchase price. The Seller concludes a contract of operation for 20 years with the Supplier under which it agrees to provide telephone, cable TV and Internet service to the owners of the Residential Building. The fee of such service may not exceed the Magyar Telekom nyRt. tariffs published for the same period, under the same terms and conditions.
4.12 Suspended ceiling, false beam:
- The mechanical pipelines and equipment, and the air conditioning equipment will be covered, as required, by constructing a wall (suspended ceiling, false beam), which may imply reduced headroom.
5. Opportunities to alter:
The Buyers, against payment, will have the opportunity to make alterations concerning the design of their own property shares, depending on the Seller's decision, which
- May not affect the outer appearance of the building and its structural system;
- Will not mean any inferior quality in respect of the technical parameters and outer appearance of either the common properties, or the individual properties;
- Will not mean any disadvantage either to the prospective co-owners, or to any third person;
- Will not affect the time schedule of the implementation of the project and the contracts, agreements and rights related to it.
- The execution of any alteration may only take place once the Seller has given its consent to it and the extra cost has been paid.
Opportunities for alteration:
- Selection out of a sample collection.
- Optional items (alarm system etc.).
- Alteration of the interior design.
6. Selection out of a standard collection:
The Buyer may select out of an offered standard collection till the date set out by the Seller. After the expiry of such deadline, there will be no possibility to select, and the standard design specified by the Seller will be installed. The products that can be selected as standard items will be free of charge.
The following items can be selected out of a sample collection:
- Internal doors
- Material of the ceramic tile covers and footings
- Stripe parquet
- Kitchen furniture
- Bathroom furniture
7. Optional products available for surcharge:
The Buyer may, till the date set out by the Seller, select and order out of the products, sample collection or catalogue offered by the Seller, subject to the consent by the Seller. Any demand beyond the deadline may not be taken into consideration by the Seller, and the product specified as standard design will be constructed.
The following optional items are available:
- Internal doors, windows.
- Stripe parquets.
- Ceramic and glazed tile covers different from the originally planned ones in size and outer appearance.
- Electrical and mechanical fittings different from the planned ones in outer appearance.
- Kitchen furniture different from the planned one in size and outer appearance.
- Burglary alarm and fire alarm system.
- Electrical fittings (socket outlets, switches etc.).
- Sanitary items (toilet, wash-hand basin, tub, shower tray and booth, mixing valves).
- Air-cooling equipment.
The Buyer may only select out of the products of the supplier appointed by the Seller. No procurement of materials out of another source will be possible.The Buyer shall pay the extra costs of the optional materials and fittings. The Seller will select the suppliers by way of tendering.
The Seller shall install the optional items after the fulfilment of the Conditions (Clause 9).
8. Alteration of the interior design:
Subject to the decision an approval by the Seller, the Buyer will have the opportunity to alter the presented layout - if it is technically feasible - against payment, till the date set out by the Seller, till the date set out by the Seller, however, not later than the date of structurally ready condition. The Seller will execute the alteration at special request, after the conditions will have been meet. Any demand for alteration beyond the deadline cannot be taken into account by the Seller.
9. Conditions
- All demands for alteration shall be indicated to the Seller within 20 days after the conclusion of the sales contract in case of the feasibility of altering the optional items and the interior design, in writing.
- The Buyer shall pay the fee for submitting the offer upon indicating his/her demand (50,000.- HUF + VAT).
- The Seller shall provide one consultation for the Buyer where the Buyer will be given information on the feasibility of his/her demands for alteration and on the time for completing the procedure.
- Additional consultations will be possible against payment (10,000.- HUF/hour + VAT).
- The Seller will submit an offer for the alteration. In case of the acceptance of such offer, the parties will amend the sales contract. The prices set forth in the offer will include the procurement price, the costs of installation, the arising fee for technical management and designing, furthermore a reserve of 20%.
- The fee for the submittal of the offer and for designing may be max. 200,000.- HUF + VAT, depending on the complexity of the alteration.
- The Seller shall not be bound to fulfil all demands for alteration. The Seller shall not undertake to execute complicated interior designs significantly differing from the design drawing.
- The Buyer shall not have the opportunity to cause to install, during the execution work, materials and products of own procurement.
10. Items that may be omitted
- Stripe parquet.
- Kitchen furniture and machines installed in the furniture (together only).
- Internal doors.
