1. Environment of the building:
1.1 Location
The "Marina Part" investment project will be constructed in Budapest's XIIIth District, on the Bank of the Danube, in the area bordered by the Meder Street – Rákos Creek – Cserhalom Street, in several stages.
In the third stage to consist of 5 residential buildings will be situated by the Danube, in between the Turóc Street and the Bay. In the 30 m wide strip along the bank of the Danube, parks, resting gardens and promenades have been established.
1.2 Mass transport facilities, access
The area lies in between the Váci Road and the River Danube, in a silent part with clean air, however, near the Downtown. The Váci road comprising 2×3 lanes provides good connection to the Downtown, and the Metro Line 3 constitutes a comfortable mass transport facility.
2. Description of the building:
2.1 Provision with buildings
In the site sized 8496 sqm, two parking levels has been established. The five residential buildings have ten upper storeys each, as well as wide terraces. In the area enclosed by the buildings, on the ground-floor and on the roof above the hall garage, an ornamental park is developed.
2.2 Functions
- At both lower parking levels, car parking lots, storerooms, electric, mechanical and operating rooms are provided
- At the entrance of the car parking lot, an access control system has been implemented.
- Video cameras are installed at the entrances.
- The elevators and the staircase serve all floors.
2.3 Machinery systems
- In the building, central heating and a warm water supply system will be established. All power and services consumed by the apartments (cold-warm water, heating, electricity) are metered by individual meters. The temperature in the apartment can be regulated individually (by means of a thermostat-type temperature regulator for each radiator).
- The exhausts of bathrooms and toilets operate with fans.
- The Seller informs the Buyer that energy (heating and cooling) for the common areas and for the individually owned areas in the Residential Building may as well be provided from an energy centre using alternative energy, constituting the property of a third person (hereinafter: Supplier). The Seller will conclude with the Supplier a non-annullable contract for a definite term, under which the Supplier will agree that the current average unit rate of the energy cost may not exceed – in the same period and under the same conditions – the rates of the current public utility suppliers in Budapest (e. g. FOTÁV Rt /Co. Ltd. by Shares/).
3. Services rendered in and by the building:
- Round-the-clock (24-hour-a-day) central door-keeper and reception, security and technical supervision in the common areas. Public lighting can be switched here.
- Adjacent to the entrance gates, a closed-circuit television monitoring system has been established.
4. Technical specifications of apartments:
4.1 Apartment entrance doors:
- Door of aesthetic outer appearance, with multi-point security lock meeting the fire protection prescriptions and the expectations of the MABISZ /Association of Hungarian Insurers/, with eyehole and door-number.
4.2 Windows and balcony doors:
- Wooden windows with powder-sprayed fittings, with inner window-ledge and outer windowsill.
- Wooden balcony doors.
- Balcony handrails being structures of individual design.
4.3 Internal doors:
- Plain door-leaf of final surface treatment, painted or provided with decorative foil, with subsequently mounted wooden case, copper or chromed fittings and door-handle.
4.4 Floor covers:
- Stripe parquet made of natural wood in the living rooms.
- Ceramic floor tile in the bathroom, toilet and kitchen.
- Anti-frost granite gruss tile on balconies and outdoor areas.
- Stripe parquet or ceramic floor tile cover in the hall, depending on the respective design (as specified by the Seller)
4.5 Wall covers:

Glazed wall tile cover, at the following locations:
In bathrooms, shower-booths and toilets: covered up to the height of the first full tile above the doorway. In kitchens: covered between the lower and upper cabinets.
4.6 Surface finishes:
- White dispersion paint everywhere.
4.7 Wet premises:
- In the bathroom and toilet, a white lavatory basin and toilet bowl, steel-plate, shower and bathtub is installed, with chromed single-lever mixing valves. Depending on the size of the bathrooms, a washbasin desk or a washbasin is installed (without siphon cover). For the washing machine, a connection is established. The toiletry fitting is not subject of the contract.
4.8 Kitchen

The kitchen furniture consists of lower and upper parts. The body made by applying ABS plastic edge-closing. The drip edge will be of the same (optional) colour as the working plate. In the kitchen furniture, a rustproof sink built in. Electric cooking-plate and cooking oven with glass ceramic plates, fridge, vapour-hood will and dishwashing machine will also constitute part of the kitchen.
(No machine and equipment other, than the cooking-plate, fridge, cooking oven, dishwashing machine and vapour-hood will be handed over.)
- The transfer tables and desks will not be part of the kitchen.
4.9 Heating equipment and production of domestic hot water:
- There is central heating complemented with heat volume metering for each apartment, with white-coloured steel plate radiators, hidden mechanical conduits. For regulating the temperature in living rooms, a thermostat-type regulating valve has been mounted.
Electrical design:
- There is a 3*10A electrical package possibility in each apartment which is contained in the price.
- The consumption meters will be installed in groups, in the corridor, on each floor. The Seller will manage the installation of the meters and their connection to the power supply network by the ELMU /Electricity Works Co. Ltd. by Shares/ against extra payment.
- Electrical installation: copper wire mounted in protective tube, with white fittings.
- Socket outlets:

bathroom: 2 pcs
living room: 5 pcs
bedroom: 3 pcs
hall: 1 pcs
wardrobe: 1 pcs
The illuminators will not be accessories to the apartment.
- In all rooms, there will be a socket and a bulb for the purpose of temporary lighting.
4.11 Low-current systems:
- For the alarm system, protective tubing will be made. The tubing will enable the installation of an opening and movement detector, as well as of a code pad adjacent to the entrance door.
- Cable TV network (cable TV exclusive of admission and subscription) with a socket outlet in each living-room.
- Protective tubing for the telephone, with connection facility in each living-room, exclusive of telephone subscription and phone-set.
- Intercom system. Through the intercom, connection can as well be established with the doorkeeper section.
The Seller informs the Buyer that the telephone network and all system elements, being in connection with it and installed shall constitute the property of the of a company providing telecommunication services (hereinafter: Service Provider), consequently, it shall not constitute the subject of this Contract, not being part of the purchase price. The Seller concludes a contract of operation for 5+5+5 years with the Service Provider under which it agrees to provide telephone and Internet service to the owners of the Residential Building. The fee of such service may not exceed the Magyar Telekom NyRt's tariffs published for the same period, under the same terms and conditions.
Suspended ceiling, false beam:
- The covering of mechanical pipelines and equipment and that of the optional air-conditioning equipment will take place, as required, by constructing a fitted wall (suspended ceiling, false beam), which may imply the reduction of the headroom.
5. Opportunity to alter:
Because of the state of the construction the alteration options can not be offered anymore.
